Born and raised in San Juan del Sur, I am a licensed real estate broker (INVUR License 0098-2025), attorney and tourism manager with more than six years of experience in real estate on Nicaragua's Pacific coast. In 2023 I founded Horizonte Nica Real Estate to offer buyers and sellers something every transaction needs: local market knowledge combined with a strong legal foundation.
I help international clients find the right home, land or hospitality property in San Juan del Sur, Tola and Popoyo, with clear guidance on title, due diligence and legal compliance at every step. My tourism background also allows me to advise investors planning hotels, rentals and other tourism businesses.
Beyond real estate, I am committed to my community through volunteering in education, supporting local entrepreneurs and promoting youth activities.

Felix Prado Montes is a business administrator and co-founder of Horizonte Nica Real Estate. Born in León and based in San Juan del Sur for many years, he brings strong values, local connections and a genuine commitment to the community.
Alongside his wife, Sayonara Valle, Felix helped build the agency's network across San Juan del Sur and Tola. His knowledge of the area and its people has made him known locally as "The Property Hunter". He also owns a guesthouse that welcomes travelers from around the world.

Since 2011, my wife Elisha and I have proudly called Nicaragua our home. We started a blog to stay connected to friends and family back in Canada. This grew into a relocation business that has helped hundreds of people and families move to Nicaragua.
In 2015 we started helping our new friends find their dream homes. Soon after we bought land for ourselves and built our home overlooking San Juan del Sur and its beautiful horseshoe shaped bay.
